Dues/Billing

HOA dues help maintain the community's quality of life, build reserves for future improvements to common areas, provide a financial buffer for unexpected repairs, and ultimately support property values. ESBC homeowners pay lower monthly dues than the average HOA, so staying current helps us keep dues low while still covering essential community expenses.


Annual Assessment & Billing Period

  • The 2026-2027 annual assessment is $330.00 per lot
  • Annual dues become payable June 1st
  • Payments are considered late after June 30th

Statements & Payment Information

Annual statements are mailed to all homeowners in early to mid-May, ahead of the June 1st due date. As secondary communication, a copy is also emailed through PayHOA. To ensure you receive both the mailed and emailed statements, please make sure your mailing address and email address are current in PayHOA.
 

  • Payments received after June 30th will incur late fees
  • Until past-due accounts are brought current, keycards will be deactivated, limiting access to community resources
  • Amenity rental privileges will also be suspended on past-due accounts

How to Make Payments 

  • PayHOA​: Log in to your account.
    Click   Payment   to make a payment using a bank account or credit card. 
    Please note there is a $1.00 processing fee per transaction when using a bank account.​

  • By mail: Send check payable to Evergreen Shores Beach Club, along with your invoice remittance slip (to ensure accurate posting) to:
